Real estate is one of the most sign-dependent industries we work with. The yard sign in front of a listing is doing more work than most agents realize — it’s identifying the property, identifying the agent, generating walk-up traffic, and serving as the visual cue every drive-by sees. Get it right and you get more calls. Get it wrong and you blend into the wallpaper. Here’s what we’ve learned from years of printing real estate signs.
The hierarchy of information
On a real estate sign, the order of visual prominence should be: 1) FOR SALE (or SOLD, or COMING SOON), 2) your phone number, 3) your name, 4) brokerage logo and other branding. Most signs flip this — they make the brokerage logo huge and the phone number small. That’s backwards. The phone number is what generates the call; everything else is supporting.
The post matters more than agents think
A clean, painted wooden post with a properly-installed sign communicates professionalism. A bent metal stake with a sign zip-tied to it does the opposite, regardless of how nice the sign itself is. The full installation is the impression — both pieces have to work.
Rider signs do real work
Rider signs are the small horizontal panels that mount above or below the main sign. They’re cheap to print, easy to swap, and let you communicate status changes without reprinting the main sign: “Open House Sunday 1-3,” “Price Reduced,” “Under Contract,” “Sold.” Stocked correctly, riders make your signs dynamic without recurring cost.
Coming Soon signs
The “Coming Soon” sign is one of the most underused tools in real estate marketing. It generates pre-listing interest, captures buyer information before the home hits MLS, and signals neighborhood activity. Agents who use them well find pocket-listing buyers and avoid wasted marketing on properties that move fast.
Open House directional signs
The H-stake directional signs that point people from the main road to an open house are pure utility — they need to be readable from a moving car and identify your event without confusion. Big arrow, big “OPEN HOUSE,” big address. Restraint everywhere else. The sweet spot is 5-8 directional signs from major roads to the property.
Brokerage requirements
Most brokerages have brand standards for their agents’ signs. We can work within any brokerage’s guidelines while still making your individual presence stronger than the default.
